Asking prices and price indices are not the same thing

Two different families of measurement live in this section. Reading them as interchangeable is the most common mistake in market conversations.

Listing price vs. house price index

Median listing price is what sellers are asking this month, in dollars. It moves with the mix of homes currently on the market: a month with more large homes listed can raise it without any individual home becoming more expensive.

House price index

A house price index tracks price change over time using repeat transactions of the same properties, expressed against a base period rather than in dollars. It answers "how much have prices changed?", never "what does a house cost?".

The Florida and Orlando indices also use different base periods, so their index numbers cannot be compared against each other, only each series against its own history.

Median listing price

The midpoint asking price of homes listed in the metro that month. It is what sellers are asking, not what buyers paid, and it moves with the mix of what happens to be on the market, bigger homes listed one month can lift it without any individual price rising.

Sources and method

Every value on this page is retrieved server-side from FRED (Federal Reserve Bank of St. Louis), which distributes data published by Freddie Mac, the U.S. Federal Housing Finance Agency, Realtor.com, the U.S. Census Bureau and the U.S. Bureau of Labor Statistics. Year-over-year changes are calculated from the series' own observations, comparing the latest reading with the observation closest to one year earlier at the same release cadence. Missing observations are skipped, never interpolated. If a series cannot be retrieved, its last real value is shown as the latest available reading, or it is marked unavailable, no placeholder numbers are ever displayed.
