I am Dani Kubrusly. Florida real estate.

I am Brazilian, from Fortaleza, and I have lived in Orlando since 2019. I am a wife and a mother of three. Before real estate, I spent more than ten years inside Brazilian homebuilders, from product planning to launch, marketing and sales. Today I am a licensed Florida realtor, part of WRA, and I have also worked in mortgage in Orlando. I am a real estate investor too. That combination is what allows me to sit on your side of the table with practical experience, not just theory.

The view from inside the industry

In Brazil I did not just watch the real estate market from the outside. I worked inside homebuilders of different sizes, accompanying the full cycle of a development: product planning, launch strategy, marketing and sales. That gave me a complete view of how a project moves from the first sketch to key handover. I learned to read what is promised, what is delivered, and where the real risks hide.

What I learned in mortgage

Before selling homes, I worked in mortgage in Orlando. That meant analyzing buyer profiles, pre-approvals, down payment scenarios, timelines and interest conditions for foreign nationals. I saw how a financing detail that looks small can change the entire purchase plan. That is why I bring the financing conversation forward, before you fall in love with a house.

I am an investor too

I invest in Florida real estate myself. I am not just describing a dream; I live the same decisions you are considering. That changes the conversation. I know the uncertainty of buying in a foreign market, the questions that wake you up at night, and the difference between a property that looks good and one that actually fits your plan.

Why the move is personal

I did not read about changing countries; I did it. New language for daily bureaucracy, new rules for credit, new logic for schools, insurance, cars and healthcare. I know the tiredness of solving twenty small unfamiliar things in a week, and I know which of those things actually deserve your attention first.

I am a mother, and family is the axis of most of my decisions. That is why my questions tend to start with routine, where the day begins, how long the drive is, who visits and how often, instead of starting with square footage.

How I work

I accompany the process before, during and after the purchase. Before, the work is clarity: use, budget, region, financing path and trade-offs. During, it is execution: search, offer, negotiation, inspection, appraisal, insurance and closing. After, it is the part most people are left alone with: utilities, service providers, the first repairs, and the questions that only appear once you live there.

  • No artificial urgency. A good decision survives one more night of thinking.
  • I explain instead of pressuring, including when the honest answer is “not this one”.
  • Honesty is non-negotiable for me, about condition, about trade-offs, about what a market does not guarantee.
  • I work bilingually in Portuguese and English, including with remote buyers.

What I will not do

I will not promise returns, appreciation or rental income, because no one can. I will not tell you a region is “the best”, regions trade different things, and the right one depends on your routine. And I will not hide the part of the process that is inconvenient, because that is exactly the part that costs money when it is discovered late.
