Orange County, southwest Orlando

Dr. Phillips

Greater OrlandoFlorida

An established, central area southwest of Orlando with mature landscaping, golf communities and one of the metro's densest restaurant corridors nearby.

Talk to Dani

Identity

Dr. Phillips is not new. It was built out over decades, which shows in the tree canopy, the lot sizes and the mix of housing from the 1980s onward. It sits close to the tourism corridor without being inside it, and it functions as a settled residential area with full commercial services.

Location and access

Southwest Orlando, near I-4 and the Sand Lake Road corridor, with the theme parks, the convention area and downtown Orlando all within a normal metro drive.

Everyday life

Everything needed weekly is close: groceries, medical services, gyms, schools and an unusually wide range of restaurants along Restaurant Row. Many neighborhoods are organized around golf courses or lakes, with established HOAs.

  • Restaurant Row along Sand Lake Road.
  • Golf communities such as Bay Hill and Orange Tree.
  • Dr. Phillips Community Park and nearby recreation.
  • Major shopping and medical services along the main corridors.

Housing

  • A wide range of construction ages, mostly resale rather than new.
  • Single-family homes on established lots, many with mature trees.
  • Golf-oriented and lakefront neighborhoods, several gated.
  • Condominiums and townhomes near the commercial corridors.

New construction

Because the area is largely built out, new construction tends to be infill, custom homes or renovation of existing properties rather than new master-planned phases.

Getting around

Car-based, with quick access to I-4 and the main east-west corridors. Traffic on Sand Lake Road is heavy at peak hours and around tourism events.

Dr. Phillips, Florida

The area

Lakefront estates and a restaurant row facing the theme-park skyline.

Real life here

What an ordinary week looks like.

An established, central routine: Restaurant Row for dinner, Sand Lake Road for services, and the theme-park corridor and Universal area minutes away. Established neighborhoods with mature landscaping sit immediately behind the commercial avenues.

Routines that fit

  • Eating out often, with the metro's densest restaurant strip nearby.
  • Working in hospitality or the attractions corridor.
  • Wanting an established area rather than an active construction site.

Outdoors and leisure

  • Dr. Phillips Community Park, with sports fields and courts.
  • Access to the Butler Chain of Lakes from the western edge.
  • Golf and country club courses inside several communities.
  • Bike and walking loops inside the older subdivisions.

Eating and shopping

Sand Lake Road, Restaurant Row, is the most concentrated dining strip in the metro, with steakhouses, sushi, Italian and international kitchens side by side, plus the Universal and I-Drive options a few minutes further.

Supermarkets, pharmacies, clinics and specialist medical offices are all along Sand Lake Road and Turkey Lake Road, with hospitals in the corridor.

Seasons

Tourism seasonality is felt directly here: traffic on I-Drive and Sand Lake Road thickens in the peak months, and restaurants book up.

Market in Orange County, with sources.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.
