Osceola County, near Kissimmee

Celebration

Greater OrlandoFlorida

A planned town near Kissimmee built around a walkable center, front porches and a consistent architectural code.

Talk to Dani

Identity

Celebration was designed as a town, not a subdivision: a defined downtown, sidewalks everywhere, alleys behind the homes, and architecture governed by strict guidelines. The result is unusually cohesive for Florida, and unusually walkable.

Location and access

Osceola County, near Kissimmee and immediately off I-4, close to the theme-park corridor and roughly between Orlando and the attractions to the southwest.

Everyday life

The town center anchors daily life: restaurants, a few shops, community events and lakeside walking paths. Neighborhoods are connected by sidewalks and trails, so short trips on foot or by golf cart are genuinely practical here.

  • The lakeside town center with restaurants and shops.
  • Walking and biking trails connecting the neighborhoods.
  • Community parks, pools and a golf course in the area.
  • Quick access to I-4 and the attractions corridor.

Housing

  • Condominiums and townhomes near the center.
  • Single-family homes, from cottage scale to estate homes.
  • Strict architectural and exterior guidelines across the town.
  • A mix of primary residences and second homes.

New construction

Most of Celebration is already built, so purchases are typically resale. Newer construction is generally found in the surrounding Osceola County communities rather than inside the town itself.

Getting around

Walkable at the neighborhood scale and connected to I-4 for everything else. Golf carts are part of local circulation, while regional trips are made by car.

Celebration, Florida

The area

Front porches and a central lake laid out along old-Florida-style avenues.

Real life here

What an ordinary week looks like.

A designed town centre changes the week: people walk to the lakefront, the small cinema, cafés and the market, and children's routines run on trails and pools rather than main roads. Golf, tennis and community events are part of the calendar.

Routines that fit

  • Wanting to walk to dinner, coffee and a park from home.
  • Living close to the theme-park corridor without being inside it.
  • Accepting HOA-governed architecture and maintenance standards.

Outdoors and leisure

  • Lakeside promenade and the fountain at the town centre.
  • Miles of shaded walking and biking trails between neighborhoods.
  • Celebration Golf Club and community pools.
  • Seasonal town events, including the winter 'snowfall' on Market Street.

Eating and shopping

Market Street and Front Street hold the restaurants and cafés, most of them walkable from the centre. It is a compact selection by design; larger chains and supermarkets are on US-192 minutes away.

A hospital, medical offices, groceries and pharmacies serve the town directly, with the larger commercial corridor of Kissimmee just outside.

Seasons

Visitor traffic on US-192 rises sharply in peak season, and the town centre itself draws day visitors on weekends and holidays.

Real indicators

Market in Osceola County, with sources.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.

Asking price divided by interior area, at the county midpoint. It travels better between areas than a total price because it partly removes house size from the comparison, but it still ignores lot, age, finish level and view.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Architectural rules limit exterior changes; read the guidelines before buying.
  • Proximity to tourism means visitor traffic, especially in high season.
  • Rental rules vary by building and association and must be verified per property.
  • Commuting north into Orlando depends heavily on I-4 conditions.
