Polk County
Greater OrlandoFlorida
The largest city in Polk County, built among a chain of lakes midway between Orlando and Tampa, with a historic downtown and a college campus of architectural significance.
Lakeland grew as a citrus and rail centre and kept a substantial downtown, swan-populated Lake Mirror and the largest single-site collection of Frank Lloyd Wright architecture, at Florida Southern College.
Polk County on I-4 and US-98, roughly halfway between Orlando and Tampa.
Day to day, this is what you can expect: lakeside walking, a real downtown, and logistics and healthcare employment along the corridor.
substantial, driven by the I-4 logistics corridor and by demand from both metros.
car-based; I-4 and the Polk Parkway structure regional travel.

The area
Swan-dotted lakes ringing a downtown of Frank Lloyd Wright buildings.
Real life here
Lakeland has a real downtown, and the week uses it: walks around Lake Mirror and Hollis Garden, coffee and errands on the blocks near Munn Park, then a car-based routine of work, schools and lakes across the rest of the city. Midway between Orlando and Tampa on I-4, commuting in either direction is a normal part of some households' week.
Downtown Munn Park has independent restaurants and cafés within walking distance of the lakes; chain dining and larger supermarkets are along the Polk Parkway and US-98 corridors.
Groceries, pharmacies and full retail are distributed across the city, with hospitals and specialist care concentrated near downtown and along the main corridors.
I-4 traffic between Orlando and Tampa is a daily variable regardless of season; downtown events and lakefront walks are most comfortable in the cooler months.

Real indicators
These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.
The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.
