Seminole County
Greater OrlandoFlorida
A Seminole County city built around a corporate office corridor, planned neighbourhoods and a SunRail station.
Talk to DaniLake Mary grew alongside the office parks on the I-4 corridor, which gave it something unusual for a suburb: a daytime working population of its own. Residential streets are largely planned communities delivered from the 1980s onward.
North of Orlando on I-4, between Sanford and Longwood, with a SunRail station near the office district.
Here is what I'd tell you about daily life: work, retail and schools sit within a compact area; the Wekiva and St. Johns river systems are close for weekends.
Something worth watching: land is largely used; new supply arrives as infill and as redevelopment near the corridor.
For getting around, here is what you should know: car-based with SunRail available; I-4 and SR-417 handle regional trips.

The area
Office parks and brick sidewalks along a chain of wooded Seminole lakes.
Real life here
Weekdays are organised around the office corridor: a short commute into Colonial TownPark or the surrounding business parks, lunch nearby, and errands folded into the drive home. Evenings and weekends shift toward Central Park downtown, the Seminole Wekiva Trail, or a SunRail ride south for dinner in a different part of the metro.
Colonial TownPark carries most of the everyday dining, a walkable outdoor grid of restaurants, cafés and a cinema, geared to the office crowd at lunch and to you in the evening. Heavier grocery and big-box shopping sits along the corridor toward Lake Mary Boulevard and 17-92.
Groceries, pharmacies, banks and clinics are distributed along Lake Mary Boulevard and the corporate corridor, with hospitals and larger specialist care in neighboring Sanford and Longwood.
Weekday traffic on I-4 tracks the office corridor's own schedule, easing during school breaks and holidays. Summer afternoons bring the region's typical storms, which is when the trail and Central Park empty out until evening.

Real indicators
These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.
The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.
