Orange County

Downtown Orlando

Greater OrlandoFlorida

The urban core of the metro: high-rise condominiums, historic districts around Lake Eola, offices, courts, hospitals and the region's densest nightlife.

Talk to Dani

Identity

Downtown mixes towers with early-twentieth-century bungalow districts a few blocks away. It is the only part of Florida where a day without a car is genuinely possible, and it carries the noise, density and event traffic that come with that.

Location and access

At the intersection of I-4 and SR-408, with SunRail running north-south through the centre.

Everyday life

Day to day, this is what you can expect: walking is realistic for work, dining and the lake; groceries and larger errands still often mean a car.

  • Lake Eola Park and the weekly farmers market.
  • Dr. Phillips Center for the Performing Arts and Kia Center.
  • Historic districts such as Thornton Park and Lake Cherokee.
  • SunRail stations serving the north-south corridor.

Housing

  • High-rise and mid-rise condominiums with varying association structures.
  • Historic bungalows and rebuilt homes in the surrounding districts.
  • Purpose-built rental buildings across the core.

New construction

new supply is vertical and infill: individual buildings rather than phased subdivisions, each with its own rules on rentals and pets.

Getting around

walkable core, plus SunRail, Lynx buses and the free Lymmo circulator; parking is a real cost consideration.

Downtown Orlando, Florida

The area

High-rises ringing a lake, with brick streets running toward the performing arts center.

Real life here

What an ordinary week looks like.

The only part of the region where a day without a car is genuinely possible: walking to work, to Lake Eola for a lap or the Sunday farmers market, and to dinner in Thornton Park before catching a show at the Dr. Phillips Center. SunRail and the free Lymmo circulator cover longer hops.

Routines that fit

  • Commuting on foot, by SunRail or by Lynx bus rather than by car.
  • Wanting live music, theatre and sports venues within walking distance.
  • Preferring a high-rise or historic condominium over a single-family house.
  • Accepting event-night noise and street closures as part of the location.

Outdoors and leisure

  • Lake Eola Park, with its swan boats and the weekly farmers market.
  • Thornton Park and Lake Cherokee, historic districts good for walking.
  • SunRail's north-south corridor, useful for reaching Winter Park or Kissimmee without a car.

Eating and shopping

Downtown has the region's densest concentration of independent restaurants and bars, walkable from most residential buildings, plus the Dr. Phillips Center and Kia Center drawing pre- and post-event crowds.

Groceries mean a small urban market or a short drive; larger supermarkets, hospitals and specialist clinics are just outside the core along Orange Avenue and Mills Avenue.

Seasons

Event calendars at the Kia Center and Dr. Phillips Center set the busiest nights; parking demand and street noise rise accordingly, while summer afternoons bring the region's usual storms to outdoor plazas.

Real indicators

Market in Orange County, with sources.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.
