Volusia County

Deltona

Greater OrlandoFlorida

A large residential city in southwest Volusia County, platted decades ago on lakes and pine land between Orlando and Daytona.

Talk to Dani

Identity

Deltona was subdivided in the 1960s as a retirement development and has since become one of the largest cities in the region by population, with a housing stock spread across many eras and very little commercial core.

Location and access

Southwest Volusia County on I-4, between Sanford and DeLand.

Everyday life

Here is what I'd tell you about daily life: residential and car-based; retail concentrates on a few arterials, with larger destinations in Sanford or Orange City.

  • Lake Monroe conservation areas.
  • Gemini Springs Park, nearby.
  • City parks and lakes across the neighbourhoods.

Housing

  • Single-family homes on individual platted lots.
  • Newer infill homes across older streets.
  • Few HOA communities compared with the Orlando side.

New construction

Something worth watching: substantial infill on the original lot grid, plus some newer subdivisions.

Getting around

For getting around, here is what you should know: car-dependent; I-4 is the main route in both directions.

Deltona, Florida

The area

A grid of lakes and ridges carved from pine scrub between two rivers.

Real life here

What an ordinary week looks like.

A large, spread-out residential routine on a decades-old lot grid: errands along a handful of arterials, with lakes and conservation land tucked between the neighborhoods for walking and fishing. Bigger shopping and dining trips head to Sanford or Orange City, both close on I-4.

Routines that fit

  • Wanting a single-family lot without HOA governance.
  • Commuting on I-4 toward Sanford, Lake Mary or Orlando.
  • Preferring a quiet, low-density residential setting over a commercial core.

Outdoors and leisure

  • Gemini Springs Park, nearby, with a spring run and trail loop.
  • Lake Monroe conservation areas along the St. Johns River.
  • City parks and small lakes distributed across the neighborhoods.

Eating and shopping

Everyday dining is chain-led along a few arterial roads; a wider selection of restaurants and full supermarkets is a short drive into Sanford or Orange City.

Pharmacies, banks and basic clinics are on the main arterials; hospitals and fuller specialist care are in nearby Orange City and Sanford.

Seasons

I-4 commuting is the daily constant here more than any tourist seasonality; drainage on the original 1960s lot grid can vary noticeably between adjacent streets after heavy summer rain.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.
