College Park

Greater OrlandoFlorida

An established neighbourhood northwest of downtown Orlando with a main street on Edgewater Drive, oak canopy and a chain of lakes.

Talk to Dani

Identity

College Park grew from the 1920s onward and kept its street grid, its small commercial strip and its trees. Homes range from original bungalows to full rebuilds, sometimes on the same block.

Location and access

Northwest of downtown, framed by I-4 and Edgewater Drive, close to the SunRail corridor.

Everyday life

Here is what I'd tell you about daily life: errands and dining concentrate on Edgewater Drive; the lakes and parks handle the rest of the week.

  • Edgewater Drive, with independent shops and restaurants.
  • Lake Ivanhoe and Lake Adair.
  • Dubsdread golf course and its clubhouse.

Housing

  • Bungalows and mid-century homes on grid streets.
  • Rebuilt two-storey homes on original lots.
  • Small apartment and condominium buildings near the corridors.

New construction

Something worth watching: infill only: teardown-and-rebuild is the usual route to a new home here.

Getting around

For getting around, here is what you should know: car-based with walkable pockets; I-4 and SR-408 are immediate, SunRail is close.

College Park, Florida

The area

Canopy roads named for colleges, lined with bungalows near the lakefront.

Real life here

What an ordinary week looks like.

Errands and dinner concentrate on Edgewater Drive, walkable from many of the surrounding blocks, while the neighbourhood's lakes, Ivanhoe, Adair, and others nearby, set the pace for a slower afternoon walk or a round at Dubsdread.

Routines that fit

  • Wanting an independent main street within walking or biking distance.
  • Preferring an older neighbourhood with mature oak canopy over new construction.
  • Playing golf at a historic, walkable municipal course.

Outdoors and leisure

  • Lake Ivanhoe and Lake Adair, with sidewalks and docks along their edges.
  • Dubsdread golf course, a historic municipal course with a public clubhouse.
  • Tree-lined streets throughout the grid, popular for walking and running.

Eating and shopping

Edgewater Drive is the main street: independent cafés, bakeries and restaurants spread over several walkable blocks, distinct from a chain-anchored strip.

Everyday groceries, pharmacies and clinics line Edgewater Drive and the surrounding corridors; downtown Orlando's hospitals are minutes away via I-4.

Seasons

Edgewater Drive's outdoor seating fills up in the cooler months; summer brings the region's usual afternoon storms and heavier shade from the tree canopy.

Real indicators

Market in Orange County, with sources.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Older housing stock: age of roof, wiring and plumbing varies widely.
  • Lot sizes are modest and street parking is common.
  • Proximity to I-4 means road noise on some streets.
