Cocoa Beach is narrow by definition, ocean on one side, river on the other, and its housing reflects that: condominium buildings, beach cottages and canal homes packed into a limited strip.

Location and access

Brevard County on the barrier island, reached by SR-520 and SR-528 from Orlando.

What an ordinary week looks like.

The day usually starts on the water: surfers checking the break near the pier before work, then a narrow island routine of beach, groceries and the Banana River side for boating or paddleboarding. Because the island is narrow, ocean on one side, river on the other, almost nothing requires a long drive.

Routines that fit

  • A daily surf or beach routine within walking or short driving distance.
  • Boating or paddling on the Banana River side of the island.

  • Working around cruise-ship and weekend visitor traffic tied to Port Canaveral.

Restaurants cluster near the pier and along the main strip, mixing casual surf-town spots with seafood aimed at both people who live here and cruise-bound visitors. Everyday groceries are available on the island, with larger supermarkets a short drive over the causeway in Merritt Island.

Basic groceries, pharmacies and clinics are on the island; more complete medical care and larger retail are a short drive across the causeway to Merritt Island or Cocoa.

Seasons

Hurricane season runs June through November, and as a narrow barrier island, Cocoa Beach carries some of the more direct wind, surge and flood exposure on this coast, insurance and building reserves reflect that year-round, not just in storm months. Cruise and weekend visitor traffic through Port Canaveral adds to congestion independent of the general summer-to-winter shift in visitor numbers.
