Baldwin Park

Greater OrlandoFlorida

A walkable neighbourhood built on the site of a former naval base, with a village centre, lakes and front-porch street design near downtown Orlando.

Talk to Dani

Identity

Baldwin Park was planned as a traditional neighbourhood: garages on rear alleys, sidewalks on every street, a commercial main street and parks along the water. Everything was delivered inside roughly two decades, so the architecture reads as one coherent piece.

Location and access

Between downtown Orlando and Winter Park, with access through Corrine Drive and SR-50.

Everyday life

In practice, here is the rhythm you will find: the village centre covers groceries, restaurants and services within walking distance for much of the neighbourhood; lakeside paths handle the rest.

  • New Broad Street village centre.
  • Lake Baldwin and its perimeter trail.
  • Blue Jacket Park, on former base land.

Housing

  • Single-family homes with alley-loaded garages.
  • Townhomes, apartments and condominiums near the centre.
  • A neighbourhood-wide association with design standards.

New construction

the plan is complete; new homes appear only as individual rebuilds on existing lots.

Getting around

Plan on this for getting around: walkable internally, car-based regionally, with SR-408 and I-4 nearby.

Baldwin Park, Florida

The area

Brick streets and a lakefront park laid out where the naval base once stood.

Real life here

What an ordinary week looks like.

A traditional-neighbourhood rhythm: walking or biking to New Broad Street for coffee and groceries, a lap around Lake Baldwin's trail with or without a dog, and dinner within the same few blocks. Downtown Orlando and Winter Park are both a short drive for anything else.

Routines that fit

  • Wanting groceries, dining and a park within walking distance of home.
  • Walking a dog daily on a paved lakeside trail.
  • Accepting HOA-set architectural standards in exchange for a coherent streetscape.

Outdoors and leisure

  • Lake Baldwin and its paved perimeter trail, popular for running and dog-walking.
  • Blue Jacket Park, built on former naval-base land.
  • Sidewalks on every street, part of the original traditional-neighbourhood design.

Eating and shopping

New Broad Street's village centre holds the everyday restaurants, a supermarket and cafés within walking distance for much of the neighbourhood; a wider selection is minutes away in Winter Park or downtown.

Everyday groceries, pharmacies and clinics are at the village centre; hospitals and larger retail sit just outside the neighbourhood on Corrine Drive and SR-50.

Seasons

Lake Baldwin's trail is busiest in the cooler months; summer afternoons bring the usual storms, which shift outdoor plans to morning.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area, they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community, a specific neighbourhood can sit well above or below it.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Compact lots: outdoor space is traded for walkability.
  • Design standards limit what can be changed outside.
  • Little variety in construction era, so fewer product options.
