What this service is

This site publishes editorial guidance about buying, moving to and investing in Central Florida, shows property search results from IDX Broker, presents public market statistics, and lets you talk to an AI assistant or book time with Dani.

Nothing on this site is legal, tax, immigration, mortgage or investment advice. Decisions about a purchase, a loan, a visa or a tax structure should be taken with a licensed professional in that field.

Using the site does not create a client relationship

Sending a message, talking to the assistant or booking a meeting starts a conversation. A representation relationship only exists once it is agreed in writing in the form required in Florida. Until then, nothing said here binds either side to a transaction.

The AI assistant

• It is software, not Dani, and it identifies itself as such.
• Its answers can be incomplete or wrong. Check anything you plan to act on with Dani or the relevant professional.
• It does not quote prices, rates, taxes, fees, returns or availability as commitments, and anything it says about a property must be confirmed against the current listing.
• It will not discuss neighbourhoods in terms of protected characteristics, and it will not answer questions that ask it to steer you on that basis.

Property information

Listing data is supplied by third parties through IDX Broker and can change or be withdrawn at any time without notice. It is provided for your personal, non-commercial use, may not be scraped or redistributed, and must be verified before you rely on it. Exact addresses are not published on this site.

Market and economic statistics come from public sources such as FRED, are aggregated at metropolitan or state level, can be delayed or revised by their publisher, and are shown with their source and date. They describe a region, not a specific community or home. Past figures are not a forecast.

Nothing here approves you for a mortgage or fixes a rate, and no return, appreciation, occupancy or rental income is guaranteed by us or by the assistant.

Appointments

A time you pick is confirmed only after you explicitly confirm it and the calendar accepts it. Appointments can be rescheduled or cancelled by either side; please give as much notice as you can.

The editorial text, photography and design of this site belong to their respective owners and may not be reused without permission. Third-party names and marks are used only to identify those services.

Availability and third parties

The site depends on external services. Any of them can be slow or unavailable, in which case a feature may be temporarily disabled rather than showing you an approximation. Links to other sites are not endorsements and we do not control their content.

Limits of responsibility

The site is provided as it is. To the extent permitted by applicable law, we are not responsible for losses arising from reliance on information published here without verifying it, or from a third-party service failing. The precise wording of this clause, the governing law and the venue are part of the legal review still pending on this document.

The governing law and the venue for any dispute have not been settled yet and are intentionally left open here rather than chosen for you. The company being registered in Florida does not by itself decide that clause. Until counsel confirms the wording, this section is marked as pending legal review and no forum or choice of law is being imposed.
