Who is responsible for your data
This site is operated by Daniella Kubrusly LLC, a Florida limited liability company, which works publicly under the brand Dani Kubrusly. The company is the party responsible for the personal data described here. Its business address, privacy email and phone number are published in the identity block on this page.
For anything related to your data, write to the privacy email or call the phone number published above. A request sent there reaches a person, not an automated inbox.
The brokerage affiliation and license number that must accompany real estate activity are shown as pending on this page until they are confirmed, rather than filled with an approximation. This document is technically complete, and it is still subject to review by qualified counsel before the assistant is opened to the public.
What we collect
We only collect what you give us or what the site needs in order to work. There is no advertising pixel, no cross-site tracking and no profiling of visitors.
- Contact details you send us: your name, email, phone (if you provide one) and the message you wrote.
- Conversations with the AI Concierge: the messages you type, the pages you were on when you wrote them, and the language of the conversation.
- What you told us about your search: your objective, timeline, approximate budget or budget status, and the areas or topics you are interested in — only when you volunteer it. Anything the assistant merely infers stays an assumption to be confirmed with you, never a confirmed fact about you.
- Appointment details, when you book one: the time you chose, your name and email, a short meeting subject and the video link created for the meeting.
- Consent records: which agreement you gave, the exact version of the text you saw, the page you were on and when.
- A one-way technical fingerprint of your IP address, used only to rate-limit abuse. It is hashed and cannot be turned back into your IP.
Why we use it
Before you agree to anything, the assistant will answer general questions about published content and public market data — that is an answer to an enquiry you initiated. The moment the conversation would move into your personal details or into reserving Dani's time, we stop and ask for your explicit agreement first.
Marketing messages are a separate matter. We do not add you to a newsletter or a marketing list as a side effect of asking a question, and agreeing to talk to the assistant is never bundled with agreeing to receive marketing.
- To answer your question and continue the conversation you started.
- To prepare for a meeting, so Dani arrives already knowing your context instead of asking you everything again.
- To schedule and hold the appointment you asked for.
- To keep the service working and protected against abuse and spam.
- To keep evidence of the agreements you gave, and of their withdrawal.
The AI Concierge
The assistant on this site is software, not Dani, and it says so at the start of the conversation, together with a link to this policy. You can ask general questions about the published content and public market data right away — no checkbox is required to have that conversation.
When the conversation would move into your personal details, into passing your enquiry to Dani, into checking her availability or into booking an appointment, the assistant stops and asks for your agreement at that moment. The agreement box is never pre-ticked, it covers only the assistant service and the handoff to Dani, and it never includes marketing. If you choose "Not now", you can keep asking general questions and nothing is saved about you as a contact.
Replies are generated by OpenAI's API from the messages of the current conversation and the context described below. Requests are sent with the provider's conversation storage turned off, and OpenAI states that API inputs and outputs are not used to train its models unless an account explicitly opts in — we do not. We cannot promise zero retention on the provider's side: OpenAI may hold request data briefly for abuse monitoring under its own API terms. We do not claim that OpenAI never stores data.
Dani can read the conversation afterwards so she can follow up herself. The assistant can be wrong or incomplete, and it does not make any decision about you: it does not approve, score, rank or reject anyone, and no automated decision with legal effect is taken from what you write. A human is always the one who advises you, and you can ask for human review of anything the assistant told you.
Nothing on this site is legal, tax, immigration, mortgage or investment advice. Decisions about a purchase, a loan, a visa or a tax structure should be taken with a licensed professional in that field.
What you should never send through the chat
The assistant never needs any of the items below, and none of them is required to talk to Dani. If you send one by mistake, tell us and we will delete it.
- Social Security Number or equivalent tax ID.
- Passwords or access codes.
- Banking credentials or account access data.
- Complete payment-card information.
- Passport or identity documents.
- Tax returns.
- Immigration documents.
- Sensitive financial statements or credit reports.
Scheduling with Google
Dani connects her own Google account to this site. The site reads her free/busy times from Google Calendar to work out which slots can be offered. You never get access to her calendar, and the private details of her other commitments are never shown to you — only whether a time is free.
After you explicitly confirm a time, the system may create, update or cancel the corresponding calendar event, and may create a Google Meet video link for it. The information sent to Google for that event is your name, your email, the chosen time and a short subject line — nothing else from your conversation.
Information received from Google APIs is used only to provide the scheduling feature described here. It is not used for advertising, is not sold, is not shared beyond that purpose, and is not used to train models. Access to Dani's calendar is limited to reading availability and managing appointments made through this site.
Property search and the CRM
Property listings come from IDX Broker, which distributes MLS data. When your enquiry is passed on, the record kept for Dani can contain your name, email, phone, the objective you described, your timeline, an approximate budget or budget status, the areas or topics you are interested in, the relevant part of the Concierge conversation, and appointment information when you booked one. Nothing else is added.
Market statistics shown on this site come from public economic data for the Orlando metropolitan area and similar public sources. They are context, not a statement about a specific home or a specific neighbourhood, and they can be revised by their publisher.
Exact property addresses are deliberately not published on this site. That is a privacy and security choice for the people who live in those homes.
Where your data is processed
The service and every provider listed above operate in the United States. If you write to us from Brazil, the European Union or elsewhere, your data is transferred to and processed in the United States. Whether a specific transfer mechanism is required for your country is part of the legal review still pending on this document.
How long we keep it
- Concierge conversations
- Each conversation is stamped with a retention horizon of 365 days from the last activity. Deletion today is performed on request or by administrative review rather than by an automatic job, so a conversation can persist past that horizon until it is reviewed. You can ask for a conversation to be deleted at any time.
- Contact requests
- Kept while the enquiry is active and afterwards for as long as required for brokerage record-keeping. Deletion is handled on request, subject to any record-keeping we are required to observe.
- Consent records
- Kept as evidence for as long as we may need to prove the consent, including after it is withdrawn. Withdrawal is recorded rather than erasing the original record.
- Appointments
- Kept with the client record; the calendar event itself lives in Dani's Google Calendar and follows her own calendar retention.
- Privacy requests
- Kept together with the record of how the request was handled, so we can show what was done and when.
- Abuse-prevention data
- The one-way fingerprint of an IP address is used only inside short rate-limit windows. There is no analytics or advertising log.
Your rights
Depending on where you live, you may have the right to confirm whether we hold data about you and get access to it, to correct it, to ask for deletion, anonymisation or blocking where that applies, to withdraw an agreement you gave, to be told who we share it with, to object to or restrict a particular use, to receive a copy in a portable form, and to be informed about — and ask for human review of — any automated processing. You can exercise any of these without explaining why.
Withdrawing your agreement to the assistant is always possible and costs you nothing: you can close the chat and ask us to delete the conversation. Because no marketing permission is collected here, there is no marketing subscription to withdraw.
We will not promise deletion we cannot lawfully perform: where a record must be kept for a period required by real estate record-keeping, tax rules or to prove a consent you gave, we will tell you that, keep only what is required, and delete the rest.

Children
This site is meant for adults making real estate decisions. We do not knowingly collect data from children. If you believe a child sent us information, write to us and we will delete it.
How we protect it
Data is stored in a managed database with row-level access rules, private areas require sign-in, and provider credentials are held as server-side secrets that never reach your browser. No system is perfectly secure, and we do not claim otherwise.
Changes to this policy
Each version of this document has its own identifier, shown at the top of the page. When we change the text materially, the version changes, and any consent you gave remains linked to the exact version you saw at the time.
