Seminole County
Greater OrlandoCentral Florida
A Seminole County city east of the metro with a historic centre, a modern town-centre district and neighbourhoods near the university corridor.
Talk to DaniOviedo kept an old agricultural centre and added a planned commercial district beside it. The city sits between the UCF corridor and Seminole's conservation lands, which shapes both its street pattern and its growth limits.
Seminole County on SR-434 and SR-426, near SR-417 and the UCF area.
Town-centre retail and the trail network cover most of the week; the university corridor is minutes away.
Selective new phases, constrained by conservation land and existing development.
Car-based; SR-417 links to the airport and downtown Orlando.

The area
Farmland turned suburb along the shores of Lake Jesup.
Real life here
The week splits between the modern town-centre district — shops, a cinema and restaurants around Oviedo on the Park — and the older agricultural core downtown. The Cross Seminole Trail and the UCF corridor a few minutes away shape both errands and outdoor time.
Oviedo on the Park anchors most everyday dining, from casual chains to sit-down restaurants around a walkable green; the historic downtown adds a few smaller independent spots.
Supermarkets, pharmacies and clinics are along SR-434 and SR-426, with hospitals in nearby Winter Park and Altamonte Springs for more complex care.
SR-434 and SR-426 carry heavy peak-hour traffic tied to the UCF calendar as much as to local commuting. Black Bear Wilderness Area's boardwalk can flood seasonally with the St. Johns River.
Real indicators
These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area — they do not estimate the price of a specific home.
The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community — a specific neighbourhood can sit well above or below it.

Asking price divided by interior area, at the county midpoint. It travels better between areas than a total price because it partly removes house size from the comparison — but it still ignores lot, age, finish level and view.
