An established planned community west of downtown Orlando, built around a golf course and a dense mix of condominiums, apartments and houses.

Identity

MetroWest was master-planned decades ago and has since filled in. The result is unusual for Orlando: a high proportion of attached housing and condominiums inside a single street network, with the golf course as its organising feature.

Location and access

West Orlando, between Kirkman Road and S Hiawassee Road, close to Universal and to the I-4 corridor.

Everyday life

Everyday errands happen along the internal parkway; the tourist corridor and downtown are both short drives on well-known routes.

  • MetroWest Golf Club and the parkway that follows it.
  • Bill Frederick Park at Turkey Lake, nearby.
  • Universal Orlando and the tourist corridor to the south.

Housing

  • A large stock of condominiums and apartments from several eras.
  • Single-family homes in gated and non-gated pockets.
  • Condo association health matters here more than in house-only areas.

New construction

There is little vacant land left; new product arrives mostly as renovation or redevelopment of existing buildings.

Getting around

Car-based, with quick access to I-4, SR-408 and the Turnpike through Kirkman and Conroy roads.

MetroWest, Central Florida

The area

Golf-course guest gates and office towers just off the tourist corridor.

Real life here

What an ordinary week looks like.

The week runs along a single internal parkway that loops the golf course: quick trips to condo or apartment amenities, a short drive to Universal for work or entertainment, and Bill Frederick Park at Turkey Lake for a slower weekend afternoon.

Routines that fit

  • Working in or near the Universal and tourist-corridor job market.
  • Preferring condominium or apartment living with shared amenities over a standalone house.
  • Playing golf regularly on a course reached on foot or by short drive.
  • Wanting quick highway access to both downtown and the theme parks.

Outdoors and leisure

  • MetroWest Golf Club and the parkway that follows its perimeter.
  • Bill Frederick Park at Turkey Lake, with a beach, trails and picnic pavilions.
  • Community pools inside most of the condominium complexes.
  • Turkey Lake itself, used for fishing from the park's shoreline.

Eating and shopping

Everyday eating out is chain-led along Kirkman Road and Conroy Road, with the far larger Universal CityWalk and International Drive dining scene only minutes away by car.

Supermarkets, pharmacies and clinics are along Kirkman and Conroy roads. Building-specific condo fees and reserve health matter as much here as location does.

Seasons

Tourist-corridor traffic on I-4 and Kirkman Road thickens in the peak travel months, which is felt directly by anyone commuting toward Universal or International Drive.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area — they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community — a specific neighbourhood can sit well above or below it.

Median listing price per square foot (county)

Asking price divided by interior area, at the county midpoint. It travels better between areas than a total price because it partly removes house size from the comparison — but it still ignores lot, age, finish level and view.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Older condominium buildings can carry reserve and assessment questions worth reading carefully.
  • Density and tourist-corridor traffic are part of the location.
  • Product quality varies building by building, not by neighbourhood name.
