Talk to DaniCollege Park grew from the 1920s onward and kept its street grid, its small commercial strip and its trees. Homes range from original bungalows to full rebuilds, sometimes on the same block.
Northwest of downtown, framed by I-4 and Edgewater Drive, close to the SunRail corridor.
Errands and dining concentrate on Edgewater Drive; the lakes and parks handle the rest of the week.
Infill only: teardown-and-rebuild is the usual route to a new home here.
Car-based with walkable pockets; I-4 and SR-408 are immediate, SunRail is close.

The area
Canopy roads named for colleges, lined with bungalows near the lakefront.
Real life here
Errands and dinner concentrate on Edgewater Drive, walkable from many of the surrounding blocks, while the neighbourhood's lakes — Ivanhoe, Adair, and others nearby — set the pace for a slower afternoon walk or a round at Dubsdread.
Edgewater Drive is the main street: independent cafés, bakeries and restaurants spread over several walkable blocks, distinct from a chain-anchored strip.
Everyday groceries, pharmacies and clinics line Edgewater Drive and the surrounding corridors; downtown Orlando's hospitals are minutes away via I-4.
Edgewater Drive's outdoor seating fills up in the cooler months; summer brings the region's usual afternoon storms and heavier shade from the tree canopy.
Real indicators
These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area — they do not estimate the price of a specific home.
The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community — a specific neighbourhood can sit well above or below it.

Asking price divided by interior area, at the county midpoint. It travels better between areas than a total price because it partly removes house size from the comparison — but it still ignores lot, age, finish level and view.
