Identity

Clearwater has two distinct halves: the beach on the barrier island, dominated by resorts and condominiums, and the mainland city, which is residential and commercial with an elevated downtown overlooking the harbour.

Location and access

Pinellas County on the Gulf, north of St. Petersburg, connected by US-19 and the causeway.

Everyday life

Beach and marina on one side, everyday retail and services on the mainland corridors.

  • Clearwater Beach and Pier 60.
  • Coachman Park and the bluff downtown.
  • The Pinellas Trail through the city.

Housing

  • Beachfront and near-beach condominiums.
  • Mainland single-family neighbourhoods.
  • Waterfront homes on the intracoastal.

New construction

Mostly redevelopment: replacement of older beachfront buildings and mainland infill.

Getting around

Car-based, with heavy causeway traffic to the beach in season.

Clearwater, Central Florida

The area

Gulf-front sand giving way to a working harbor and causeway views.

Real life here

What an ordinary week looks like.

Clearwater effectively runs on two clocks: the mainland city, with its elevated downtown overlooking the harbor and everyday errands along US-19, and the barrier-island beach, reached by causeway, where the day is organized around the sand, the pier and the marina. Many residents live on one side and cross to the other regularly rather than treating them as a single place.

Routines that fit

  • Wanting resort-style beach access without living full-time on the barrier island.
  • Regular cycling or walking on a long paved trail connecting several cities.
  • Boating or marina access as part of the routine.
  • Accepting seasonal causeway traffic as the price of beach proximity.

Outdoors and leisure

  • Clearwater Beach and Pier 60, with a nightly sunset gathering.
  • Coachman Park, on the bluff overlooking the harbor in the mainland downtown.
  • The Pinellas Trail, a long paved path running through the city and beyond.
  • Marinas and boat access points along the intracoastal side of the island.

Eating and shopping

The beach carries resort and casual dining aimed heavily at visitors, while the mainland downtown and surrounding neighborhoods have a calmer, more local mix of restaurants and everyday food shopping.

Everyday groceries, pharmacies and clinics are on the mainland side; the beach itself is lighter on daily-use retail and geared more toward visitor services.

Seasons

Hurricane season runs June through November, and the barrier island carries meaningfully higher wind and surge exposure than the mainland, which shows up directly in insurance requirements and building reserve funds for beachfront condominiums. Causeway traffic to the beach intensifies in the warmer months and around holidays, separate from year-round mainland traffic patterns.

Real indicators

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area — they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community — a specific neighbourhood can sit well above or below it.

Asking price divided by interior area, at the county midpoint. It travels better between areas than a total price because it partly removes house size from the comparison — but it still ignores lot, age, finish level and view.
