A planned town-centre community in east Orlando, built around a walkable main street with schools, parks and shops inside the same plan.

East Orlando near SR-408 and Avalon Park Boulevard, close to the university corridor.
Downtown Avalon Park hosts markets and events; the rest of the week runs on short internal trips.
The original plan is largely complete, with newer phases continuing on the eastern edge.
Walkable centre, car-based elsewhere; SR-408 connects to downtown Orlando.

The area
A walkable town square built around a grid of tree-lined blocks.
Real life here
A designed downtown changes the week here too: markets and events at Downtown Avalon Park, short trips to schools built into the same plan, and community pools and sports fields filling the rest of the calendar. The UCF corridor is close for work or study.
Downtown Avalon Park covers everyday restaurants and cafés within walking distance of much of the community; a larger selection is a short drive along SR-408 toward Waterford Lakes.
Everyday groceries and clinics are at the town centre; Waterford Lakes Town Center nearby adds larger retail and additional medical offices.
The university calendar shapes traffic on nearby roads at the start and end of academic terms; summer afternoons bring the usual regional storms to outdoor events.
Real indicators
These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area — they do not estimate the price of a specific home.
The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community — a specific neighbourhood can sit well above or below it.

Asking price divided by interior area, at the county midpoint. It travels better between areas than a total price because it partly removes house size from the comparison — but it still ignores lot, age, finish level and view.
